Site Description

There is a service bollard between each berth offering a water tap and a 32 amp electric socket with meter supply per boat. Electricity supply is via pre-payment cards, available from the BW Fearns Wharf office only. The office is 250 metres away from the site via the Knights Way pedestrian bridge. Each electrical bollard has a tele-communications hook up point. Installation must be handled by a competent company and BW must give written permission before installation takes place. A pump-out is available in the residential area, operable by pre-payment cards and is for the use of residents only. BW currently provide the pipes for the pump-out. However, it is the residents responsibility to replace these as needed. All other listed facilities are 300 metres away, below Leeds Lock, and are for the use of all boaters. There is no vehicular access to the moorings. The nearest car park is approximately 250 metres away, opposite the Royal Armouries. Access to the pontoons is through a small two bar gate which requires a standard BW key. Keys are available from BW and other waterside outlets at a cost of 6 pounds each. This mooring site first opened in May 2008 and is the centrepiece of the prestigious Clarence Dock development. The area is a variety of residential, office and retail areas alongside restaurants, bars and a casino. It is also home to the Royal Armouries. The site can accommodate up to 20 boats for leisure use (less if some of the boats are wide-beamed) and up to 6 boats for residential use. The site is currently occupied by 8 leisure and 2 residential boats. Visitor moorings are available on the linear pontoon directly opposite the Royal Armouries. Empty berths on the long term moorings provide additional visitor moorings.

Additional Information

IMPORTANT NOTES: This vacancy is for Residential use only and is for a single berth. Leisure berths are also available (single and double berth). If you are interested in securing a mooring at Clarence Dock please contact the Moorings Manager. Berths at the site are currently available at the guide price as well as through the auction system. There are several vacancies currently available for auction at this site, for both Leisure and Residential use. Please check the auction reference number and all other relevent details before you bid. During times of flood it is sometimes necessary for British Waterways to close the flood gates over the entrance to Clarence Dock. Navigation will not be allowed, in or out of the dock space, until water levels sufficiently decrease to allow safe passage. This may result in boaters either being displaced from their home berth or being unable to exit for use of the pump-out or Elsan facilities below Leeds Lock. Although rare, closure of the flood gates is necessary and is outside of our control. The entrance to the Residential moorings is covered by a lift bridge that can only be operated by British Waterways staff. Please note, 48 hours notice must be given to BW for the bridge to be lifted for entrance and exit.

General Notes

  • These particulars are intended as a fair description of the mooring site/vacant berth and are prepared as a guideline only. They do not constitute part of an offer or contract. These particulars and any statements from British Waterways (BW) employees are an opinion, given in good faith but should not be relied upon as a statement of fact. BW recommends that prospective bidders visit the mooring site and make their own assessments. BW reserves the right to withdraw the vacancy.
  • A residential mooring is one which has planning consent from the local planning authority for use as a primary residence and is authorised for such use by BW. A leisure mooring is not to be used by people intending to use their boat as their main residence.
  • If there are local Site Rules for this mooring site, they constitute part of the Mooring Agreement Terms and Conditions. We recommend you read them in advance of bidding. They may include restrictions which could exclude certain boats or activities at the site.
  • You should consider the waterway dimensions to ensure your boat can navigate to and from the mooring site.
  • The Guide Price is the current price set and published by British Waterways for the mooring.
  • The Reserve Price reflects British Waterways' cost of providing the vacancy. It is the price below which it would not be economic for us to let the vacancy.
  • A towpath mooring is normally open to public access. An offside mooring is on the opposite bank to the towpath and may or may not exclude public access.
